Pre-Listing Consultation

Designed for those who prefer to "do-it-yourself," I provide my staging expertise in the form of an in-home property evaluation. This service includes, a 1.5 hour, in-home appointment. I will walk room-by-room with the home owner making suggestions on preparing the property for listing. Based on your needs, this engagement provides you with a comprehensive checklist and recommendations on how to perform staging activities yourself or with my assistance. You’ll have the flexibility to prepare your home for sale on your schedule! Real Estate agents are always welcome to join us as we walk through the home.

Recommendations will be made for:

  • Minor cosmetic upgrades and repairs

  • Interior Painting

  • De-cluttering & depersonalizing

  • Furniture arrangement

*The Consultation is also available for the evaluation of properties that are currently listed, but are not selling.

Occupied Home Staging

Listing an owner occupied property can have its unique challenges! I have lived in several homes while they have been listed for sale. Adding kids and pets to the mix requires creativity in storage and living. As an addition to the Pre-Listing Consultation, I will work with the sellers existing furnishings to best define spaces and create traffic flow within key rooms. This service also includes recommendations on additional furnishings or accessories that may need to be purchased to best showcase the property.  

This solution includes:

  • One full day of customized staging performed in your home

    Pricing based on the individual property

The ongoing demands of life often results in the accumulation clutter and unnecessary items in the home. Using proven staging techniques, I’ll provide you with the impartial guidance essential to organizing your life. What is an ASP certified stager?

An Accredited Staging Professional is trained to prepare your home for sale using proven techniques that present a property in an appealing manner. An ASP is trained to see the positives in your property, and emphasize the home’s most attractive features. ASPs have successfully completed a comprehensive course and passed a thorough examination on preparing homes for sale.

How does a stager work?

Evolve Staging & Design is available to provide two types of services - a Pre-Listing Consultation or Occupied Staging service package. A Pre-Listing Consultation is a detailed plan, with a description of what needs to be done to prepare your house to list, room by room, inside and out. You do the actual work yourself, performing each task outlined in the consultation. In addition to the consultation, I will provide a proposal for additional services based on your unique needs. The proposal will outline the fee and services associated should you elect to have your home staged by Evolve Staging & Design.

Will a staged home result in more showings?

A combination of marketing techniques will sell your home. Before your house goes on the market, you will want to prepare your property so it’s in proper showing condition. The more time you spend preparing your house to list, the fewer problems you will have down the road. Staged homes are recognized by other real estate agents as properties ready to sell, and therefore are more likely to be shown to potential buyers.

I want to make money not spend it…how much will this cost me?

The first week that your home is on the market is absolutely the most important! If your home does not show it’s very best, it will sit without any offers. Generally, around 30 days on the market, your real estate agent will recommend a price reduction around 10% off the list price. The average cost of staging your home is less than your first price reduction. Having an professional home stager help you prepare your home will cost you anywhere from $150 for a consultation on the work that needs to be done, to $2,500 for a larger home where Evolve Staging & Design would be doing all the work.

Can’t I do it myself? Why would I hire a stager?

Yes, you can do it yourself! However, hiring an Accredited Staging Professional will, at the very least, provide you with an unemotional eye when looking at your space. A professional stager has been trained to see the selling points in your home, and can work with you to set the stage. Working with Evolve Staging & Design will give you the confidence that your home is ready to be marketed.

Can I use staging to de-clutter my home if I’m not selling?

We refer to this as Simplified Living. The accumulation of belongings over time brings stress and can complicate your life. I can help you work through the clutter step by step, clearing space in your house so everyone who lives there can find more peace. When you balance your life with fewer things, you’ll feel freer, organized have more time in your own home!

How does a stager work with my real estate agent?

Our goal is to partner with your real estate agent in the merchandising and marketing your property. If you have already selected your listing agent, we will invite them to be a part of your initial consultation. As you move through the staging process, we’ll maintain contact with your agent as well as provide him/her with a copy of your detailed staging recommendations. This is a partnership to sell your home for the highest profit, in the least amount of time!

I don’t have time to stage and sell a house. How can a stager help?

Staging is my business and I have all the time needed to effectively stage your property! This includes making the necessary arrangements for a variety of services that may be required both inside and out in preparation for listing your home.
